Embedded in the park-like surroundings of Dubai Hills, this villa combines modern architecture with spacious living and smart building technology. The clear design language and the high-quality material choices showcase the architectural self-perception of this exclusive home.
The new property extends over three floors and provides extensive accommodation focussed on spaciousness and peace in around 2,600 m² of living space. Seven bedrooms, multiple living and communal areas and impressive atrium with a glass roof and sculptural lighting design provide the layout of the building. Extensive window areas create flowing transitions between the interior and exterior areas and open up the room to the garden, with the pool, lounge area and outside kitchen. The facade is characterised by light natural stone surfaces and clearly structured, horizontal lines. Glazing to floor level and subtly positioned lighting details emphasise the geometry, even at night. On the inside, plastered walls, polished marble, dark wood surfaces and carefully chosen textiles characterise the scene. The interior design is based on customisation and precision craftmanship: built-in units, furnishing and light planning follow a high-level design concept that aims at reduction, elegance and high functionality. Particular emphasis is due on the spatial effects with planned lines of sight, restrained colours and targeted lighting design. Art and collector's pieces are staged purposefully, in illuminated display cabinets or above central pieces of furniture, such as the grand piano in the entrance area.
The technical equipment is an integral element of the overall concept. The whole villa has been implemented as a smart home, based on KNX technology. Using JUNG F 50 push-buttons in dark aluminium, lighting moods, curtains, room temperatures and scenes can be controlled intuitively, in the room or centrally. The lighting control makes it possible to create the right atmosphere for every part of the day or for each occasion. The indoor climate is maintained conveniently with a central control, independent of the time of day or season. Shading can also be precisely controlled: the combination of transparent and opaque curtains can be adjusted according to the position of the sun and the desired level of privacy. The system is complemented with a multimedia central control system that allows media, convenience and lighting functions to be combined seamlessly. In the process, the technology remains discretely in the background, is consistently integrated into the overall architectural picture and designed for intuitive operation for daily use.
